It's Saturday and for once, I really don't have a lot planned beyond relaxing. I did spend some time today trying to put the workshop back in order. After a couple months of projects all over town, tools and supplies get scattered everywhere and it's almost impossible to find anything. A lot of it was at the Last Resort where multiple jobs were continually going on at the same time. In fact, today I've spent time beginning to plan the next step at that property. 

The Last Resort Project is our temporary nick-name for it until a little more of the renovations are complete. Made up of a house, seven cabins and a big pool, the property was once one of many nightly resorts in town. We ran it partly as nightly and partly as monthly housing for several years. The last couple years it seemed to lose it's identity with all of our other properties competing for our attention. Last winter we decided it was probably time get it on it's feet and prepare it for new owners. Throughout the Spring, Summer and Fall, we've slowly began making improvements. First to the infrastructure, by separating the electrical utilities to the individual cabins and making plumbing and electrical repairs around the property. Getting them usable was the next priority and then adding some amenities to them like new decks, lighting etc.

It's never been a secret that our final intention is to sell them, but we wanted them to "make sense" from a financial perspective for any new owners. Currently, there are five of the cabins rented as monthly housing and the house is nearing completion with the kitchen renovations. With electrical utilities separate from each other and most of the cabins rented, the property has reached the magic point where the rent income financially sustains the entire property. Ultimately, that's the first goal of any business property and it's been achieved here. Priced currently at $139,000, the property is one of the most affordable of it's kind in the entire area. Yes, it will need additional improvement to regain a "Nightly Resort" feel, but the ground-work is now in place for that. Meanwhile, the people living here are enjoying their own little "Resort Adventure" living in the fishing cabins.
